Winter Curb Appeal
Selling your home in the winter can sometimes be a much more difficult task than in the summer months. When sunny days and blooming flowers turn into dark evenings and snow, you still need to be able to “show” your home at its best. Here are a few suggestions to help you do just that.
1. Light it up. Use spotlights to show the home’s exterior features. Because the sun goes down so early in the winter months, most showings will take place when it is dark outside. Focusing spotlights on the home allows the buyers to actually see the home’s exterior, as well as creating a positive dramatic effect. You should also keep exterior lighting fixtures at a maximum wattage and clean them regularly. Angle existing flood lights to display areas of the home not lit by the spotlight. Make sure that all exterior and interior lighting is on for showings.
2. Show off the lifestyle. Clear off the back deck or patio of all snow. Leave your grill uncovered, so buyers can envision themselves using the space. If you have a hot tub, leave it open with the light on and running.
3. Extend the living space outdoors. Just because it’s cold outside doesn’t mean you can’t show buyers what sunnier days can bring in the back yard or deck space. Leave outdoor furniture uncovered, put the umbrella up and set the weatherproof cushions out.
4. Add color. Make your front door the focal point with a large wreath adorned with a colorful ribbon. Don’t put away those flower boxes and planters, instead fill them with evergreens and twigs with berries, or if you’re really creative add some sparkle by rolling twigs in glitter.
5. Create a photo display. Show buyers what your home looks like during other seasons by displaying pictures. You can create a slide show on a digital frame, or your computer, and have it playing for showings in a location easily noticed by visitors. If you have a garden or extensive perennials, make a list of what’s planted and where.
6. Clear a path. If it is snowing the most important thing you can do is shovel the driveway, sidewalks, patios and decks. This makes it easier for showings, and allows buyers to get a true sense of their size.
